House builders Deveron Homes are preparing to lodge a planning application for more than 70 houses, associated roads, paths, drainage works and woodland park east of the House of Rosskeen on the north side of Invergordon.
In advance of this application being lodged in the Autumn your views are invited on the draft proposals which you can examine on the undernoted exhibition boards. A comment sheet is also available to provide your written views.
The site of the proposed development is former open grazing land within the former Invergordon Castle estate. The area is earmarked for low to medium density housing development in the Inner Moray Firth Local Development Plan adopted in 2015.
The developable area extends to just over 3 hectares or 7.7 acres and is quite secluded by its wooded setting. The potential planning application site is much larger as it includes a large woodland area to the south and the approach road from Castle Close and the Polish War Memorial to the east.
Key Development Factors
tree holdbacks - minimum 20 metres
amenity and recreational space potential
Core Path - maintain and enhance
other paths and access opportunities

on 14 June 2017
The draft layout below indicates 76 houses up to 2 storeys arranged in terraces, semi-detached and detached forms and ranging from 2 to 4 bedrooms in size.
Road access is proposed through widening the original driveway to the House of Rosskeen from the Polish War Memorial with a single footpath on its south side, minimising impact upon existing trees.
Houses to be set back from the adjacent woodland around the site. Woodland to the south will provide recreational and amenity space with connecting paths through it and beyond.
Proposed access roads will mostly be fore shared use between pedestrians, cyclists and vehicles.
Thank you for taking part in our consultation. Your comments will be taken into account before finalising the planning application in Autumn of 2017. Please look out for the advert for the application in the local press.
